Ossington Bathroom Renovation
Sometimes we need to get creative in order to fit into a space the amount of activities we need to accommodate, especially in a downtown neighbourhood where homes are old and small and space comes at a premium.
For this before and after I was tasked with creating a design for a 7 x 11 foot space, previously a separate bath, WC and laundry closet in a dark and narrow hallway, into a light and bright 2nd floor bathroom. The homeowner wanted this bathroom to contain a separate tub and shower, toilet, still a laundry space, and a double vanity with lots of counter space. Creating one room would allow more light into this entire corner of the house, it was a great idea.
As I was measuring the space on the first consult meeting I came up with a solution. How about putting the tub in the centre of the room and creating all the other “zones” around it? The design came together. Not only did it allow for all the requests the homeowner had, it also created some nice symmetry on either side of the tub; shower on one side, laundry door on the other. It also centred the vanity on a wall. And accommodated 2 swinging doors in a way that the doors wouldn’t take up a lot of space in the room.
Because two of the walls in the room were exterior walls, finding walls for all the plumbing this room was going to need was going to be complicated (in Canada and to code, plumbing must be in interior walls, for obvious reasons). This was what got me thinking of putting the tub in the centre of the room. It locates the plumbing for the laundry, shower, and tub in that centre wall.
A 4 foot by 3 1/2 foot shower stall allows for plenty of space to shower. It also has 2 window ledges and plenty of natural light. The original windows needed replacing, but because one of the original windows to the outside was cut in half by the door to the shower we opted to create a shower without a door, just a half wall with glass above to keep most of the steam in the shower.
The laundry closet has a stackable washer dryer and it’s own space to be able to close the door and block out the noise. Laundry accessories like detergent, baskets, etc. can also be kept behind a closed door to keep things looking neat.
With a gorgeous wall faucet and a stand alone tub up against the centre wall and sconce and pot lights dimmed, these homeowners are ready to come home to a relaxing soak in their tub!
